STUCCO INSPECTION - Fernando is a stucco expert and has the experience and knowledge to diagnose and document any moisture problems he finds.  State-of-the-art tools include Delmhorst BD2100 (two of them, one with 6" prods especially for stucco inspections), Flir infra-red camera, Tramex Moisture Encounter and other tools.  He has 20 years experience in the home inspection business.

Many times stucco allows moisture to penetrate into the inner wall structure causing mold growth to occur.  Fernando is state licensed to test for air quality,  if desired.

CAST OR CULTURED STONE INSPECTION Sometimes a house has a stone facade.  Fernando can also find moisture penetration problems that occur.  He uses the same tools as for stucco and can find moisture within the inner wall surfaces.

THE DOWNLOADABLE WORD DOCUMENT (BELOW) REQUESTS PERMISSION FROM THE OWNER FOR INVASIVE TESTING, IF NEEDED.

 Allergen Testiing - we can test areas of your home for common allergens to help control or eliminate them.  The method we use is by capturing using a small vacuum in a specific area of your home (such as a bedroom) to then send the cassette for diagnosis by a certified laboratory. 

This test procedure is helpful whether you have been tested by a physician or not since we can test for the most common types - dog dander; cat dander; cockroach type 1; cockroach type2, mouse dander; rat dander; fungal (alterneria, pennicillum/Aspergillus);  dust mites

 FIND OUT WHAT MOLD IS IN THE AIR YOU BREATHE.  This $ 400.00 test includes the following:

Testing by use of two impaction test cassettes (one indoor/one outdoor for comparison) and lab test fees and lab report  (if more than two are needed, for instance with second HVAC test, add only $75.00 for each additonal test. Moisture inspection using Flir Infra-red camera, Delmhorst BD2100 and Tramex Moisture Encounter and a detailed report summarizing moisture and or mold found in the home   

 If excessive mold is found, a Protocol Report can  be written, specifying the exact methods a mold remediator  (one who cleans mold) should use needed to rid the home of mold. This report is necessary for the licensed Mold Remediation Company to bid a job and follow the procedures as laid out by the mold assessment consultant.

 $300-$500 for basic Protocol, cost depends largely upon size of house and difficulty of situation.

***After Protocol is written, it is up to the homeowner to pursue finding a mold remediation company to clean the home of mold.

***The mold assessment consultant is allowed to advise the homeowner which bid most closely follows the protocol.

*** MOLD REMEDIATION PROJECT OVERSITE We can also act in your behalf during the remediation as job "supervisors"

Clearance Testing – after the remediation company works to clear the home of mold, but prior to removing containment safety barriers:

Mold Remediation Certificate issuance -

When the air of the home is shown to  have "passed"  or if a homeowner wants to show that the air in the home is "cleared" for real estate sales purposes,  a mold remediation certificate can be issued.  This certificate may be needed for insurance purposes or when selling the home.

Cost of home inspections vary depending upon size of home and distance traveled ( 15 mi. from The Woodlands is not charged extra). Other factors, such as stucco exterior or whether the home is on pier and beam (costs $250.00 or more to crawl underneath a house), can change the fees.
