A state licensed mold assessment consultant like Fernando has been trained to determine which method of testing for mold satisfies the requirements of the building, the client. The following two methods are used in 90% of mold cases:

MOLD TESTING
Air Quality Testing costs:
1. Testing-The total cost of air quality testing is individually determined by need, however, generally the minimum cost is:
- $250.00 fee for investigation for mold, moisture testing and travel time (*within 20 miles of The Woodlands).
- Plus
- $150.00 –<for a home having one a/c ->$75.00 for each air impaction cassette used, minimum is 2, one for outside and one for inside). Normally one cassette is needed for each area or a/c return in home. Another example, if the home has 2 a/c units, total cassette need is 3 = $225.00. This cost includes overnight postage, lab fees, lab report and Mold Assessment Consultant Report.
- Total would be $400.00 for 1 a/c. Rates increase for size of home and specific conditons.

2. If mold is found, a Protocol Report must be written, specifying the exact methods a mold Remediator should use needed to rid the home of mold. This report is necessary for the Mold Remediation Company to bid a job and follow the procedures as laid out by the mold assessment consultant.
- $275.00 cost for written basic Protocol Report, if mold is found
- Note: After Protocol is written, it is up to the homeowner to pursue finding a mold remediation company to clean the home of mold. The mold assessment consultant is allowed to advise the homeowner which bid most closely follows the protocol.

3.Clearance Testing – after the remediation company works to clear the home of mold, but prior to removing containment safety barriers:
- $250.00 fee for investigation for mold, moisture testing and travel time (*within 20 miles of The Woodlands).

4. Petri dish (swab or tape lift method). This method is normally used when mold growth is found to determine what type of mold species it is.
- $ 250.00 Service fee and travel time
- $ 75.00 per Petri dish, includes overnight, lab evaluation and report

5. Moisture Inspection. A moisture inspection is not normally included in the service charge fee as discussed above under Air Quality Testing Costs when it is used to determine what part of the house should be tested.
- $ 125.00 If a moisture report is needed.

Cost of home inspections vary depending upon size of home and distance travelled (from The Woodlands). Other factors, such as whether the home is on pier and beam (costs more to crawl underneath a house), can change the fees

Forensic Inspections
Fernando, of Preferred Home Inspections, Inc., has considerable experience when home building problems end up in lawyer’s offices.
His services have been utilized by both builders and homeowners because he performs a fair and impartial inspection. He will perform a general or specialized inspection and write a report based on his findings.
