Structural Inspections
A structural inspection can be many things:
1. It can be an inspection during the home building process, called the "framing" inspection, and is performed when the gypsum walls have not been put up. This inspection will determine if the framing crew worked to the best workmanlike standards, as well the raw electrical and plumbing installations. Fernando is an IRC code inspector as well as International Code certified for buildings.
2. Ever notice a "dip" in the floor or felt like you were walking "downhill" inside the house? This can indicate movement going inside the walls and floor. We can observe the structure and by using some of our more advanced tools, determine if the structure is deficient. How about a sagging beam across the overhead garage door with a room above? This could mean lumber spans were improperly used. We can determine this by using our infra-red camera to ascertain the spacing of framing members inside the wall as compared to the code requirements. We can also give proper advice on how best to repair it.
3. The slab is also considered a structural component, and possibly the most expensive component of a home. We can diagnose foundation problems by using our advanced inspection tools, such as our digital water level. With this tool we can determine the elevation of each room or part of a room as compared to a benchmark within the home. The information from this test tells us if the slab is heaving or flexing specifically.
4. We also own a builder's transit level, which is a valuable tool to determine grade and water runoff, which can affect a foundation's performance. With this tool we take measurements that show the lay of the land.
5. Archways, unless built with a proper radius in which the brick or stone is self-supporting, can be problematic and hazardous. We can make observations and recommendations for repair.
